Apartment project coming to Atwells Avenue. RENDERING: Developer

The City of Providence desperately needs more quality living spaces. There are estimates that Rhode Island needs an additional 5,000 living units to meet demand and stabilize prices. Apartment prices have skyrocketed in Providence in recent years.

With interest rates climbing, many of the biggest proposed apartment projects are shutting down. The 400-unit Fane Tower was scrapped, and the Superman building’s revitalization into apartments continues to be delayed.

One development team quietly continues to press forward, developing new living, retail, and restaurant spaces on Federal Hill and in the West End.

The newest project on Atwells Avenue on Federal Hill is now under development, and business partners Anthony Rosciti and Mike Lemoi continue to move forward with high-quality projects intermixed into the neighborhoods.

“The current project on Atwells will have a commercial space for a new restaurant along with 22 apartments. The project cost is $7.8 million for the construction,” said Rosciti.

“In total, we have invested $75 million in the West End and Federal Hill over the last four years,” said Rosciti.

The Atwells Avenue project included taking down a former mafia-tied building for the 22 new units.

 

More Apartments than Superman Building

In total, the two business partners have built nearly as many units as the Superman building will provide, if the project ever moves forward — the Superman building redevelopment as proposed is slated for 285 units.

To date, the Superman building’s owners, High Rock Development, have yet to provide the state a pro forma on the costs of the project or prove that the project has received financing a year after the project was announced by state leaders.

“We have five buildings with a total of 105 units, and an additional 138 units on the West End,” said Rosciti. One of the top projects was the development of an apartment complex at 1290 Westminster Street.

The two said they are proud of the work they have done in elevating the neighborhoods. The projects have provided hundreds of new apartments — high-quality and attractive places to live.

“We have added 243 units of high-end apartments with four commercial spaces. We have revitalized the area by redeveloping vacant buildings, empty land, and buildings that were falling apart.  One parcel which was vacant for years now has a great restaurant Pianta,” said Rosciti.

PROVIDENCE, R.I. (WLNE) — A car crashed into a pole in front of the Rhode Island State House on Friday.

The Providence Police Department said that the 70-year-old driver was believed to have suffered a medical emergency prior to the crash.

They were transported to the hospital.

ABC 6 News crews on scene saw a damaged vehicle alongside fire and police personnel.

WARWICK, R.I. (WLNE) — The Black Friday rush started bright and early for some Rhode Island residents following the Thanksgiving holiday.

An estimated 36% of Americans were expected to make a purchase today, with an average of $480 spent overall.

Big malls like Warwick Mall, Emerald Square in Attleboro, and the Wrentham Outlets were open for Black Friday shopping, starting at 6 a.m. and 7 a.m.

Other shopping centers like Garden City in Cranston, and Providence Place Mall opened for shoppers at 8 a.m. and 9 a.m.

Here are the Black Friday store hours for some prominent national chains that may vary by location: 

Best Buy stores: 6 a.m. to 10 p.m.

Dick’s Sporting Goods: 6 a.m. to 10 p.m.

Home Depot and Lowe’s:  6 a.m. to close

JCPenney and Kohl’s: 5 a.m. to close

Macy’s stores: 6 a.m. to 11 p.m.

Sephora stores: Some will open early and/or stay open late.

Most Target stores: Will open at 6 a.m.

Walmart stores: Will be open from 6 a.m. to 11 p.m.

ABC6 was live at the Warwick Mall with shoppers who made their way in and out as they grabbed their Black Friday deals.

Rhode Island basketball completes two-game sweep at Jacksonville Classic. Here’s how


Rhode Island notched its seventh straight win of the season, beating Texas-Arlington 83-78 on Thanksgiving Day. The team is off to its best start in 44 years.

The Rams (7-0) defense made three straight stops in the game’s final two minutes, and Sebastian Thomas and Javonte Brown each hit both ends of a 1-and-1 to put URI ahead 81-75. UT Arlington got a 3-pointer from Brody Robinson, but that was all the scoring the Mavericks could muster as Rhody completed a two-game sweep at the Jacksonville (Fla.) Classic. Rhode Island beat Detroit Mercy on Wednesday.

Thomas and Jamarques Lawrence each scored 18 points to lead Rhode Island. Thomas also had four steals and three assists, while Lawrence a career-high seven assists with five rebounds. David Green added 15 points, three rebounds and two assists before fouling out.

The victory set a URI program record by winning its seventh game before the end of November. (The previous high was six wins, when the Rams were 6-3 in 2013-14). The last time URI opened the season 7-0 was 1980-81 under coach Claude English, who led the Rams to a 21-8 record that year and a spot in the National Invitational Tournament.

Rhode Island will be back in action on Monday when it hosts Yale at the Ryan Center at 7 p.m. (ESPN+).
