Hoque Global plans massive mixed-use near UTD in southern Dallas


Dallas developer Hoque World is plotting a big mixed-use neighborhood in southern Dallas, subsequent to the campus of The College of North Texas at Dallas (UNT Dallas), close to the intersection of I-20 and Lancaster Highway.

Another Californian is packing up and leaving for Texas.

Say what you will about residential relocation motives, but in terms of sports, it’s a storied and strange pipeline that Klay Thompson will enter July 6 when he can officially sign the deal.

Thompson is certainly not the first nor will he be the last Bay Area sports legend to take his career to the Lone Star State.

After arriving as a 2011 first-round pick and helping shoot the Warriors to four NBA titles, Thompson is reportedly leaving in free agency for the Dallas Mavericks. He’s scoring a three-year, $50 million deal.

That money could go a long way almost anywhere. So, Texas? Ugh.

“Trade nothing to Dallas ever,” Hall of Fame quarterback Steve Young tweeted last summer, when the 49ers shipped 2021 draft bust Trey Lance to the Cowboys.

Yes, the 49ers-Cowboys rivalry is on a more championship-laden level than the Warriors-Mavs, the Giants-Rangers, the A’s-Rangers, the Sharks-Stars and the Earthquakes-FC Dallas feuds.

Then again, the Warriors did beat the Mavericks in the 2022 Western Conference Finals — and Thompson scored 32 points while shooting 8-of-16 from 3-point range in that close-out Game 5 — en route to their fourth NBA championship with him, Steph Curry and Draymond Green as their legendary trifecta.

Any California export to Texas can merit a cringe. State taxes surely couldn’t have swayed Thompson, who made over $266 million in his Warriors career. Heading down to Dallas is easier to digest from a rivalry standpoint than heading south to the Los Angeles Lakers, for whom his father played and now calls games on radio.

The Dallas Mavericks could be making a huge addition via free agency. They’re in a bidding war with the Los Angeles Lakers, though.

The Mavericks and Lakers are expected to be the two teams Klay Thompson is choosing between in free agency, according to Yahoo Sports’ Jake Fischer. After news he would be departing from the Golden State Warriors — where he was a key contributor and star during the team’s dynasty — the two teams were listed among those to be strong suitors for the Hall of Fame guard.

Both the Lakers and Mavericks pose similar opportunities for Thompson. He can remain in a large market while being a third star among an incredible duo. He’d compliment Luka Doncic and Kyrie Irving in Dallas, primarily spacing the floor while adding a dose of shot creation.

In Los Angeles, alongside LeBron James and Anthony Davis, Thompson would have a similar role and receive a similar payday elsewhere.

Evidently, deciding between the two teams has two different factors. Los Angeles would allow Thompson to remain on the West Coast in California, though he’d have to play a crucial role in the team taking strides towards being a contender.

The Mavericks made the NBA Finals after being one of the best teams post-All-Star break. Thompson would be a starter and key player in the lineup — and would even address shooting woes from the NBA Finals — but less would be riding on his shoulders.

This would be a splash for the Mavericks, who could add even more championship experience to the squad as the team has gotten to the NBA Finals, meaning more experience could help them hoist the Larry O’Brien next time.

Thompson has been linked to both teams early in the process, and both would be great options for him in terms of fit. He averaged 17.9 points per contest last season, shooting 39 percent from 3-point range.

At four times the size of Highland Park Village, there’s nothing small about the idea of turning around and tuning up Kansas City’s Country Club Plaza.

As of Friday morning, Ray Washburne, president of HP Village Management, planned to have power washers cleaning the grounds of the shopping and office center built more than 100 years ago.

An affiliate of HP Village Management officially closed on the Kansas City property with 970,000 square feet of commercial space spread across 15 blocks on June 28.

Country Club Plaza’s notoriety in the real estate community is that it was one of the first planned suburban shopping centers to accommodate shoppers arriving by car.

In the Midwest, it has served as a destination for out-of-town and out-of-state shoppers, much like Highland Park Village has, through the years, according to Washburne.

The opportunity to purchase the aging property was first brought to Washburne when he was speaking at an Urban Land Institute conference last May. Someone from investment manager Nuveen, coincidentally the lender on Highland Park Village, asked him if he’d be interested in another big project.

More than $100 million was spent on the updates to Highland Park Village. Washburne said that much more than $100 million will be spent on the Missouri complex, with Nuveen remaining involved.

Given Country Club Plaza’s size, it’s been envisaged into separate districts with a contemporary fashion district, a food and beverage district, and a luxury and designer district.

It’s similar to the retail balance that’s been struck between Dallas’ Knox Street, with which an affiliate of HP Village Management has also been involved, and Highland Park Village, Washburne said.

Currently, there are Tiffany & Co. and Coach stores at Country Club Plaza, but Washburne said there have been conversations with a lot of luxury retailers.

“They’ve seen what we’ve done [with Highland Park Village], and that’s very important,” he said. “There’s a trust factor with the tenants as there is a trust factor that they come in and they’re going to be in with someone who’s taking a long-term approach. We’re not going to put lipstick on it, paint a few storefronts, put a couple tenants in and sell it.”

Washburne said the first priority is security.

“We spend four times as much on security in the Village than they do, and they’re four times the size we are,” said Washburne.

Kansas City, like the Dallas area, has been tapped as a site for FIFA World Cup games in 2026, including a quarterfinal.

It’s a milestone that makes improvements at Country Club Plaza all-the-more critical without forgoing a sense of place.

“The pixie dust on this stuff is really creating an authenticity and uniqueness to the center. What we did at the Village is lead with a food and beverage scene that’s local. Second, you also have to have a number of local retailers,” said Washburne.

Terms of the transaction were not disclosed.

Multiple Kansas City architects have been engaged to help with an updated master plan for the Edward Delk-design buildings. Baroque revival and Moorish revival styles were utilized to mimic the architecture of one of Kansas City’s sister cities, Seville, Spain.

Leasing efforts are being led by Stephen Summers, whose family co-owns HP Village Management.
