Sharing property with another family could make Middle Tennessee a more affordable place to live
NASHVILLE, Tenn. (WTVF) — In Middle Tennessee it’s hard to find a house that checks all the boxes and is in the price range.
The Beacon Center of Tennessee — a conservative think-tank in the state — is out with a new study that suggests the affordable housing crisis is due in part to local zoning regulations.
The report suggests denser neighborhoods would create more affordable housing options.
According to How Arbitrary Government Red Tape Raises Housing Costs by Limiting Supply, duplexes can’t be built on roughly 59% of all land in Middle Tennessee. Multi-family housing options, like apartments, can’t be built on 94% of the land.
Beacon Center policy and research director Ron Shultis attributes this to zoning codes. The Beacon Center says certain zoning restrictions add to the housing shortage in Nashville and the suburbs.
“So much of our city is zoned where you can only have one family on this lot, and it gets into the specifics of how far back from the street that house has to be and how back far from neighbors and how many parking spots that house has to have,” said Ron Shultis.
Realtor Adam Myers says some small policy changes could make a big difference for his clients. He has experience representing builders and home-buyers.
“You’re kind of minimizing what you can put on that property because you have to factor in that two-car parking or one spot per room,” Adam Myers said.
Myers has been part of multiple projects where a single-family home has been replaced with two or more homes side-by-side.
“Being able to put two homes here we were able to reduce the price,” he said about his listing on 18th Ave. North. “We could’ve renovated the home, but if we renovated the home it would’ve been in that $750,000 to $850,000 mark.”
The Beacon Center study found Maury County had the fewest restrictions and allowed the most multi-family housing units. It allows those types of properties on nearly 96% of land. It also reported Brentwood, Forest Hills and Sumner County have essentially made it impossible to build multi-housing units.
Part of the report included the Tennessee Zoning Atlas, which allows you to see what’s allowed per the zoning in your part of town.

Auburn commit Hezekiah Harris talks Tennessee visit
Tennessee hosted Auburn commit Hezekiah Harris on Saturday for a junior day and the Alabama native was impressed by Rocky Top.
“I enjoyed getting to bond with the coaches,” Harris said. “Getting to know them and stuff and the environment they have built at Tennessee.”
He committed to Auburn for a reason, but has been willing to listen to other schools and take visits. What is the main reason that Tennessee has caught his eye?
“Just the coaches and coach Chop,” Harris said. “He really stands out. He is a great guy.“
Levorn Harbin has developed into quite the asset for Tennessee. He resonates with recruits and builds strong bonds with everyone involved.
“He is a great coach and I feel like he can really help me with my game. Just being able to develop me. Just working on the run and stopping the run.”
He and his family also got to spend time with head coach Josh Heupel on Saturday.
“He a good coach,” Harris said. “He got close with my family today. I like him.“
And having the thoughts, approval and backup of his family is certainly something he wants and leans on.
“I would say that’s one of the biggest things,” Harris said. “To have them signed off. They liked it and I liked it.”
One of the main reasons that he got back to Tennessee for the first time in two years is how Tennessee has been recruiting him. They have been talking to him every day and that stood out enough to push him to want to take another look. The plan going forward is to visit Auburn next weekend, but to continue to look at schools and take more visits. 
“Just keep visiting schools and seeing what I like,” Harris said.
And what exactly is he looking for?
“Really that family environment and the fan base,” Harris said. “And to have coaches that I know are going to be able to develop me.”
Tennessee would like to add multiple edge pass rushers in the 2026 class.

Titans Projected to Land Vikings QB in Free Agency
There is one item on the Tennessee Titans’ to-do list this offseason that stands out among all the rest. Obviously, that item is finding a new starting quarterback for the 2025 season.
After a brutal year of quarterback production in 2024, the Titans are a near lock to bring in a new signal caller. Whether they use the No. 1 overall pick in the 2025 NFL Draft on a quarterback, sign one in free agency, or look to pull off a trade, a new starter is almost certain to be under center in Tennessee.
Most of the talk about the Titans landing a quarterback has surrounded the draft. Shedeur Sanders and Cam Ward have been talked about constantly since Tennessee landed the top pick.
However, the rumors surrounding free agents like Sam Darnold and Aaron Rodgers have been loud as well.
With that being said, a new projection has come out that has the Titans signing Darnold in free agency.
Matt Johnson of SportsNaut had Tennessee signing Darnold as one of his 15 predictions for the offseason.
“A return to the Minnesota Vikings now seems out of the question. The Las Vegas Raiders might also be an option, but it’s hard to believe they would see Tom Brady as a franchise savior. Instead, Tennessee Titans head coach Brian Callahan rolls the dice with his job on the line in 2025,” Johnson wrote.
“Tennesee has already demonstrated that it is willing to spend big in NFL free agency, even if it isn’t in the team’s best long-term interest for building a team. Darnold provides stability and if Tennessee uses its first-round pick on a right tackle, the Titans offensive line could be good enough for Darnold to succeed on a three-year deal.”
Darnold put together a monstrous 2024 season with the Minnesota Vikings. He ended up playing all 17 games, completing 66.2 percent of his pass attempts for 4,319 yards, 35 touchdowns, and 12 interceptions. He also picked up 212 yards and a touchdown on the ground.
At 27 years old, Darnold is still young enough to be a long-term quarterback. He will turn 28 before the 2025 season kicks off, but the Titans would still have their long-term signal caller if they sign him.
Many are split with their opinions about Darnold. Some think that he was a product of playing with the Vikings and having an elite supporting cast. Others think that Darnold is the real deal.
It would be a risk to sign Darnold, but so would drafting a quarterback.
Expect to hear a ton of rumors and specluation about Tennessee and its quarterback situation as the offseason gets going. Darnold is a name to keep a very close eye on.

Titans Legend to Interview For Bears HC Job
Tennessee Titans fans could see one of their favorite players back on the sidelines in the NFL next season.
According to NFL insider Jay Glazer, the Chicago Bears will interview former Titans running back Eddie George for their head coaching vacancy on Sunday morning.
George, 51, has been the head coach at Tennessee State at the FCS level for the past four seasons, compiling a 24-22 record.
Before George went into coaching, he spent eight seasons with the Titans organization as a running back. He began his NFL career in 1996 with the Houston Oilers but was part of the franchise’s move to Tennessee in 1997. He played and started in every game at running back for the team over the course of eight seasons, racking up over 900 yards in every campaign he had with the Oilers and Titans.
He spent the final year of his playing career in 2004 with the Dallas Cowboys. In 2019, the Titans retired his No. 27 jersey.
Now, George could find himself back in the NFL as he interviews with the Bears, who are looking for a replacement for fired head coach Matt Eberflus.
