New grants seek to help Nevada homebuyers with down payments amid uncertain housing market
LAS VEGAS (KTNV) — Many prospective homebuyers feel like they’ve been priced out of Southern Nevada’s real estate market, with prices continuing to escalate–the median home price in Las Vegas is currently almost half a million dollars.
Owning a home is still a part of the American Dream, though, and a new investment in Nevada is hoping to make it easier for people to purchase a house.
The Federal Home Loan Bank of San Francisco (FHLBank San Francisco) recently announced a $10 million investment into Nevada’s affordable housing system, which will provide up to $50,000 grants to help homebuyers–especially first-time homebuyers–with their down payments.

In a statement released Monday, Nevada Governor Joe Lombardo said: “Attainable homeownership for all Nevadans is one of my highest priorities and we can’t do this alone. The partnership and commitment of FHLBank San Francisco through this investment will give stability to many of Nevada’s essential workers.”
“When I got the call about [the grants], I was excited,” said Maya Diaz. “Based on how the market is, it just helps with people maybe being able to qualify for more.”
Jeff Newbury is Senior Vice President of Mortgage Lending at Greater Nevada Mortgage, one of the lenders distributing the grants. He calls any home buying assistance transformational, especially amid so much market uneasiness.
“For a middle-income family, that is a massive, massive boost, because housing can positively contribute into so many other areas,” Newbury said. “When people put roots down, they tend to build strong communities. I think that’s what you see with this program, first-time homebuyers and working families getting into this opportunity, and building roots in our communities.”
So, how do you qualify? You have to make between 80.01% and 140% of the median income in your area.
According to the U.S. Department of Housing and Urban Development (HUD), the median family income in Clark County is $87,800. That means if your family makes between just over $70,200 and $122,290 per year, you can qualify for these grants.
And, because they’re grants, that means buyers don’t have to pay them back, which real estate agents and mortgage brokers can be a huge benefit for people on the market.
However, local mortgage broker Reynaldo Herrera thinks the tight requirements for these new grants might get people’s hopes up who don’t qualify, especially in a climate where buyers are looking for any help they can get.
“This is just my opinion, to me, it’s as equivalent as going to a casino and trying to win a jackpot,” Herrera said. “A very limited number of people are going to access that capital, but for those limited people, it’s going to be huge.”
Diaz, the local Realtor, is more optimistic though, and says even if you’re not sure if you qualify for these grants, it doesn’t hurt to ask your real estate agent or your mortgage broker.
“I think it is going to help a lot of people,” Diaz said. “I’ve already reached out to three of my clients who’ve been waiting, as soon as I mentioned the grant, they were like, wait a minute I think my sister wants to buy and they were saying a bunch of people might want to buy.”

LAS VEGAS, Nev. (FOX5) – Nevada Governor Joe Lombardo has signed a bill set to increase penalties against animal cruelty known as “Reba’s law”, according to Assemblymember Melissa Hardy.
‘Reba’s Law’ will strengthen animal cruelty penalties against those who commit these crimes.
The bill is named after Reba the bulldog who was found trapped in a bin on a hot day last summer behind a grocery store near UNLV.
As the bill moved through the legislature it was killed out of the process but then quickly brought back to life.

RENO, Nev. (KOLO) – Kate Marshall may be most recognizable as Nevada’s Lieutenant Governor where she presided over the state senate, or as Nevada’s Treasurer.
All elected positions and those that required leadership.
“How can we find solutions to real problems,” says Marshall when asked about the Reno Mayor post. “And quite frankly that’s the mayor’s job. Mayors are where the rubber meets the road.”
Marshall says Reno is a great place to live.
Which is why people have moved here.
But that has meant growth and other problems directly and indirectly.
“Talk about childcare,” says Marshall about one of her priorities should she win office. “I can’t say to a teacher or nurse not only can’t you afford to live here but good luck getting childcare. Quite frankly it is unacceptable to say to a firefighter gosh I need you to come here and work here. I need you to keep our community safe. We are going to start you off at $67,000 a year. But you are not going to be able to live here.”
Marshall says any decisions she makes as mayor will revolve around what is best for Reno residents.
She says those decisions will be based on questions she asks.
“What can I do that’s the next best thing for the people of Reno,” says Marshall. “You have to put the people of Reno, they are, we are front and center. And then you are going to move from there. And then you are going to build consensus and listen to the other members of the council. It is something that I have to do in every job I’ve been in; that was getting to yes.”
She says the city’s budget is in crisis. But she’s dealt with that before.
She was Nevada State Treasurer during the “Great Recession.”
“One of the things I did was go to the Wall Street Banks clawed back $50,000,000 in Nevada taxpayer money,” says Marshall. “I’m going to tell people. Here is how I do things. Here is my experience. And I am going to work really, really, hard to earn your support.”
Marshall will announce her candidacy officially for Reno Mayor on June 10th, 2025. She won’t be alone.
Last time the mayor’s race had 19 candidates during the primary.

The world’s most popular TikToker was detained in Nevada by Immigration and Customs Enforcement on Friday. After a social media influencer broke the news on X that Khaby Lame had been detained by ICE, the agency confirmed the news in a statement to AFP and Men’s Journal. “US Immigration and Customs Enforcement detained Seringe Khabane Lame, 25, a citizen of Italy, June 6, at the Harry Reid International Airport, Las Vegas, Nevada for immigration violations,” it reads. “Lame entered the United States April 30 and overstayed the terms of his visa. Lame was granted voluntary departure June 6 and has since departed the US.”
Lame, who shot to fame making silent comedy videos on TikTok after losing his job at a factory in Italy amid the COVID-19 pandemic, has posted on both TikTok and Instagram since his brief detention, though he did not address the situation. It’s not clear where he traveled after leaving Las Vegas. The X influencer who first reported news of Lame’s detention claims to be the person who reported him to authorities. He also posted, “If you discover any illegal aliens or illegal activity, contact ICE’s Tip Line.” Lame has more than 162 million followers on TikTok.
