Trammell Crow, PCCP secure Denver area’s largest industrial lease in years
Trammell Crow Company and PCCP inked a massive lease deal for a suburban Denver industrial complex that just began construction.
The development giants landed an undisclosed tenant for a full building at Crossroads 25, a 76-acre industrial complex in Thornton set to encompass roughly 1.1 million square feet once complete, the Denver Business Journal reported.
At nearly 410,000 square feet, the deal marks the largest industrial lease in the Denver area since 2024.
Trammell Crow and PCCP purchased the land, at the northeast corner of Interstate 25 and E-470, from an affiliate of Omaha, Nebraska-based Noddle Companies for $18.9 million. Noddle purchased it in 2020 as part of a nearly 200-acre land acquisition for $19.5 million.
The development will eventually span 1.1 million square feet of industrial space. The first phase consists of 828,000 square feet across four buildings. The recent lease brings the four-building phase one to 49 percent leased.
CBRE’s Tyler Carner represented Noddle in the land sale.
The Denver metro’s industrial market had a direct vacancy rate of 9.3 percent in the first quarter, according to JLL. More than 4 million square feet was under construction, and absorption was negative after hefty completions last year.
The first four buildings in Crossroads 25 are expected to be delivered in the third quarter of next year. The complex is projected to be fully complete in 2030.
The previous industrial lease record in the Denver metro area was held by Georgia-based third-party logistics company BroadRange Logistics, which signed a long-term lease for more than 1.1 million square feet at the 76 Commerce Center industrial complex in Brighton. That property’s landlord, Hyde Development, filed suit against BroadRange last week, claiming the logistics firm defaulted on its leases, and Hyde is seeking more than $32 million in damages.

E-bike cyclist dies after crash in Denver’s Elyria Swansea neighborhood
An e-bike cyclist died after a crash with a vehicle in the Elyria Swansea neighborhood, Denver police said.
The Denver Police Department reported the crash near Steele Street and Eastbound Interstate 70 at 7:24 p.m. Thursday and said one person was taken to the hospital.
The cyclist was pronounced dead at the hospital, agency officials said on social media Friday afternoon. The crash is still under investigation.

Broncos’ Jonathon Cooper arrested again on four charges, including harassment, violation of protection order
Last weekend, Cooper posted a Bible verse about anger on his Instagram account and wrote, “I apologize to my family and my friends and my community. … And so many others.” He added, “I realize positing a bible (verse) after something very serious happens does not just mean everything is okay.”
In another post, Cooper wrote, “I apologize. This situation is not who I am.”
Cooper is scheduled to have a motions hearing in a Douglas County courtroom on July 6 with the potential for a jury trial on July 22, just before the Broncos report for training camp.
Cooper’s attorney, Harvey Steinberg, said Monday the defense doesn’t plan to file a motion to dismiss the charges and requested a trial date as soon as possible so that Cooper wouldn’t have to miss any training camp workouts.
Earlier Thursday afternoon, Broncos coach Sean Payton spoke on Cooper’s first arrest, telling reporters that he had not yet addressed the team on the matter.
“I think this: I think the league has done a good job of kind of coming in and really taking over that responsibility,” Payton said. “We had a long visit with Coop, and now the process plays out. The league obviously will be very much involved in that. We’ll stay abreast, but much like you all. I think that’s where it’s at. We just go from there.”
Cooper has been in attendance during Denver’s offseason program. He is subject to discipline under the NFL’s personal conduct policy.
A seventh-round draft pick out of Ohio State in 2021, Cooper is entering his sixth season with the Broncos. He has started every game since 2023 and has 31.5 career sacks. He’s had at least eight sacks in each of the last three seasons, including a career-best 10.5 sacks in 2024 when he signed a four-year, $54 million contract extension.
The Broncos wrapped up voluntary organized team activities Thursday and will hold their mandatory minicamp on June 16-18.

1 transported after e-bike crash on I-70 in Denver
DENVER (KDVR) — One person was taken to the hospital after a crash involving an e-bike on Interstate 70 in Denver.
The Denver Police Department said the crash happened on eastbound I-70 near Steele Street on Thursday. The crash involved an e-bike and a motorist.
One person was taken to the hospital, but their condition is unknown.
Some eastbound lanes were closed as police were on scene.
The investigation is ongoing.
