Springfield developer says plans to rehabilitate the Missouri Hotel and 3 other projects are underway

SPRINGFIELD, Mo. (KY3) – A big development project that’s been years in the making could see some momentum.

Restoration of the Missouri Hotel in Springfield has been in the works since 2021.

“I know that there has been a slight stigma to Commercial Street for several years just because it has been a little bit rougher,” said Katie Shelton.

The business owner says the transformation of Commercial Street over the years has been exciting to see.

“We’ve seen so much new development on Commercial Street. So many beautiful, new businesses popping up, restaurants, just wonderful things,” she said.

For years, developer Titus Williams of Prosperiti Partners has been working on plans to overhaul the former Kitchen Inc. campus, including the Missouri Hotel.

“Commercial Street has the ability to be that iconic destination place in Springfield if enough attention is put into this area,” he said.

But he says the project has had its fair share of challenges.

“That timing of just figuring out how to do things and when. It’s so delicate. At any point and time we could potentially be stepping on our own feet if we don’t follow the correct path,” he explained.

Williams says part of the hold-up was getting historic tax credits before starting construction.

“We are at the point now that we will be meeting with the city on a regular basis, understanding what it takes to get through that process. There are multiple steps that we still have to follow,” he said. “We have to go through the landmarks board on every project that is adjacent to Commercial Street, front-facing. We have to go through planning and zoning. We have to go through all of the different neighborhood meetings to communicate what the vision is.”

Shelton says she’s thrilled that the project is moving forward.

“We want to preserve as many historic buildings as possible. But just having people coming to Commercial Street is beneficial for all of the businesses,” she said.

Williams says that construction on the project could start as soon as next year.
