The best day to list your home in Dallas-Fort Worth is less than a month away


The best day for homeowners to list their house for sale in the Dallas-Fort Worth area is April 12, according to a new Realtor.com study.

In the early to mid-spring there is a golden window in the home market when buyers are returning to the market, said Hannah Jones, a senior economic research analyst at Realtor.com.

Realtor.com placed the week of April 12-18 as the best days to list a home across the United States. Ideal time blocks to list a home range from March 8 to May 24 for the 50 largest metros in the country — but Dallas is near the national average, the firm notes.

“Sellers who are able to catch that early swing of buyers can expect to see a lot more demand for their home, versus later in the summer, when schools are out and there are more people in the market,” Jones said.

As a result, “there are more homes in the market and so you might have less demand for your home.”

Dallas-Fort Worth-Arlington homes listed on April 12 are expected to be on the market nine fewer days compared to the average week, according to the study. Additionally, views per property are anticipated to be up 23.5% and active listings are expected to be down 14.6% versus the average week.

A separate Zillow study said sellers in Dallas saw the strongest returns by listing in the last two weeks in April. The analysis found that time frame would deliver a price boost of about $5,700.

“Dallas is such a large and varied market of course,” Jones said. “So when you’re looking at that metro level it really does align with the national data because of how big it is and how those dynamics work out.”

That stretch of April still means higher prices, Jones said. D-FW homes listed during that time period are expected to have a listing price increase of about $24,000 versus the start of the year, according to the study.

However, the benefit of listing a home in D-FW in the time frame that Realtor.com is recommending is less stark compared to other metro areas.

The list pricing compared to the start of the year only expected to be up 5.8%, compared to other metro areas which have anticipated listing price changes as high as 15.8%. Dallas is a very stable market with fewer big swings and stronger demand than other metros, Jones said.

Getting a head start is key

Most people start getting ready to put their homes on the market before they actually list their home. The quality of homes has increased and in order to be competitive a seller really needs to get their home ready, said Jim Fite, CEO of Century 21 Judge Fite Company.

“They need to stage it properly, they need to get the repairs done in advance so that when it hits the market, that group of people that haven’t bought yet see it immediately and will be attracted to it,” Fite said.

If a seller hasn’t gotten their home ready to sell it will probably stay on the market regardless of when it is listed, he said.

The spring and summer is the home selling season, Fite said. More homes sell in the next five months than the following seven months, he said.

There are a number of reasons for that. School is getting out and people want to make a move before the start of the next school year, Fite said. People are also downsizing, possibly because kids are going off to college.

Because of that timeline, it’s good to start looking for a home in April, Fite said.

“If you bought a home in April, it’s not going to close until May,” Fite said. “So that means you’re not going to move in till the first of June, maybe. And then you have a couple of months to get settled before school starts.”

3 Cowboys Entering Training Camp With Plummeting Stock


The NFL offseason is moving along as the Dallas Cowboys recently wrapped up their mandatory minicamp. Their next big event takes place at the end of July when they meet in Oxnard for training camp.

Coming off a 7-9-1 campaign, the Cowboys have several areas they would like to improve, and while defense has been the focal point, there will be plenty to watch on offense as well with players fighting for their spot on the depth chart.

That means there will be no shortage of storylines to follow, including keeping an eye on these three players who enter camp with their stock trending in the wrong direction.

Jonathan Mingo, WR

It has been a roller coaster for Jonathan Mingo ever since being traded to Dallas ahead of the 2024 deadline. He made no impact during his first eight games, recording just five receptions. He seemed ready to rebound in 2025, however, as he took advantage of his first full offseason with the Cowboys.

Mingo was one of the stars of training camp and put himself in the WR3 conversation. A knee injury put an end to that run and he wound up playing in just six games and had one catch. Now, Mingo heads into camp with very little chance of making the 53-man roster.

Joe Milton III, QB

At this time last year, Joe Milton III was one of the hottest names in Frisco. The former New England Patriots quarterback was expected to give them a more explosive QB2 behind Dak Prescott after Cooper Rush left in free agency. LeSean McCoy went overboard by saying Dak Prescott’s job was in danger, but there was still a lot of understandable hype.

Now as he enters his second season with the franchise, Milton is going to be battling for the backup spot with Sam Howell, who was signed this offseason. Milton still has a rocket for an arm and unbelievable athleticism for a 6-foot-5, 246-pounder, but he could be in danger of losing his roster spot if he can’t find more consistency.

Malik Hooker, S

Dallas added three safeties this offseason, signing Jalen Thompson and P.J. Locke in free agency and selecting Caleb Downs in the first round of the NFL draft. Thompson has yet to fully practice due to an injury but Downs has been turning heads and Locke has taken advantage of the extra snaps.

That’s not ideal for Malik Hooker, who has also been sidelined with an injury. Unlike Thompson, Hooker isn’t in the first year of his deal, so his missed time is more detrimental. He also doesn’t have experience with the coaching staff the way Locke does. That means he’s entering camp without much momentum at all, and could be in danger of losing his spot.

Argentina fans gather in Dallas for ‘Banderazo Argentino’ ahead of World Cup match


Argentina fans are gathering at Klyde Warren Park in Dallas on Sunday evening for a traditional “Banderazo Argentino” ahead of the team’s upcoming FIFA World Cup match in North Texas.

Hundreds of fans gathered in anticipation of Argentina’s first North Texas game in the 2026 FIFA World Cup.

Fans began to gather on Sunday, and by 4 p.m., the park was a sea of blue and white jerseys.

The crowd expressed their support for the team with drums, chants, and flags, celebrating iconic Argentina players like Lionel Messi.

The gatherings, known as banderazos, bring supporters together in celebration. Rallies have been scheduled for the days before each Argentina game in Arlington.

Argentina will face Austria on Monday, June 22, and Jordan on Saturday, June 27. Fans will gather again on June 26.

A similar event drew nearly 3,000 fans to the park during Argentina’s 2022 World Cup run, turning downtown Dallas into a sea of blue and white.

Mavericks’ Potential 2026 NBA Draft Trade Down Target Revealed


There are just two days remaining before the 2026 NBA Draft. While the Dallas Mavericks still don’t have a head coach in place, rumors are starting to heat up about their draft plans. They have new management, led by team president Masai Ujiri and general manager Mike Schmitz, which could send the team in an entirely new direction.

As of Sunday, they enter the draft with the 9th, 30th, and 48th overall picks. According to reports, the Mavericks are willing to move up or down the board if the right players are available. There have been a lot of talks of them moving down, in particular, as the Oklahoma City Thunder and Charlotte Hornets each have two picks between 12 and 18.

If they are to trade down, NBA insider Jake Fischer has identified a possible prospect they would target: Washington’s Hannes Steinbach.

“Sources say that Steinbach, whose father, Burkhard, played alongside Mavericks legend Dirk Nowitzki on the German League team in their shared hometown of Wurzburg some 30 years ago, is among the prospects to have worked out for the Mavericks under consideration for the No. 9 pick,” Stein wrote on Saturday night.

Steinbach averaged 18.5 PPG while leading the country in rebounding at 11.8 RPG. At 6’10”, 248 pounds, and a 7’2″ wingspan, he also has the ability to stretch to three, hitting 18 of his 53 attempts in his lone year in college.

The Mavericks love the natives of Wurzburg, Germany. Obviously, the greatest player in franchise history is from there, but so was Maxi Kleber. An easy way to get the fans back on the team’s side is to get another German.

Drafting Hannes Steinbach Could Trigger Another Trade

If the Mavericks do end up leaving the 2026 NBA Draft with Hannes Steinbach, they would likely need to trade Daniel Gafford to make the roster work. Gafford is entering the first season of a three-year, $54 million contract extension, and with Dereck Lively II entering the final year of his rookie deal, they may extend him soon, even with the injuries.

Gafford drew trade interest at last season’s deadline, but they ended up hanging on to him once they traded Anthony Davis, believing they could get a first-round pick for him if they held out. Depending on how the draft shakes out Tuesday night, they might get that chance.

The Mavericks need to upgrade their backcourt, but if they’re able to trade back and add a player like Labaron Philon and a frontcourt player like Hannes Steinbach, it would be hard to complain.
