The Springfield area ended 2023 as one of the hottest housing markets in the U.S., according to data from Realtor.com.

Realtor’s Market Hotness Index had Springfield as the 26th warmest market in the country, with a score of 85.91 out of 100.

The index uses proprietary data to determine which markets have strong supply and demand, with homes in the Springfield area being on the market for an average of 49 days, up nearly 9% from 2022, and going for a median list price of $168,950, up 2.4% from the prior year.

The ranking is two spots higher than in November, where Springfield ranked 28th with a score of 85.74.

The area had a peak for the year of 53 days on the market in January, with the median list price getting up as high as $195,000 in August.

Two other markets in Illinois also showed signs of strength, with Rockford coming in as the fourth-hottest in the U.S. with a score of 98.15 and Peoria tying for 15th with the Canton-Massillon, Ohio region at 88.42. Peoria jumped up 14 spots from the month before, having ranked 29th right behind Springfield in November.

Nationwide, Rochester, New York ranked as the hottest housing market in the country at 98.99, according to Realtor’s findings.
