$1.25M ‘Lord of the Rings’-Themed Home in Oregon Thrills Tolkien Fans

In 2006, a homebuilder had a vision. Fueled by fantasy, he set out to create a “Lord of the Rings”-inspired housing development in Bend, OR.

One of his designs was a 3,205-square-foot, Tudor-style home. Built in 2007, it features a faux, weather-resistant, thatched roof and cobblestone paths, evoking a real Middle Earth vibe. The place landed on the market about a month ago for $1,250,000.

“The developer had a dream to build this ‘Lord of the Rings’ neighborhood,” says listing agent Shanda L. Harris, of Keller Williams Realty Central Oregon. “This was the first one they made. In the cul-de-sac, there was going to be a dragon fountain.”

Unfortunately, the 2008 economic crash sidelined plans to build out the fanciful community. Eight homes were completed on Ring Bearer Court, but this is the only one that truly leans into the LOTR lore.

And we’re sorry, Hobbitheads, but it’s too late to snag this ring-worthy residence.

“An offer has been received,” Harris reports. “I have had a lot of interest. I was trying to find ‘Lord of the Rings’ and Hobbit lovers. I had some come in from out of town—[an] ‘I want to live in a storybook’ kind of thing.’”

The playful home has three bedrooms and 2.5 baths and is on its third owner.

“It’s built very well with energy-efficient features,” Harris says, noting the built-in vac system and high-efficiency, gas HVAC system. “My sellers said, ‘We feel like we’re caretakers of something really special.’”

The home abounds with unique flourishes—a green, hand-painted vine pattern on the exterior; a handcarved, marble Celtic butterfly in the mantle, and a Hobbit hole tucked into the landscaping.

Natural light is abundant throughout the house, thanks to open-framed, 25-foot cathedral ceilings.

Other high-end features in the whimsical space include a custom, walk-in closet; Japanese cypress soaking tub; and tile that’s either marble or river stone. Well suited for entertaining or a busy home chef, the kitchen boasts a large island and Viking range.

While Tudors often feel cramped, this one’s spacious. It features a primary suite on the main floor, along with a den/office. Two bonus rooms and an exercise space are situated upstairs.

The enchanting vibes really drive the home’s allure.

“It has that woodland-fairy feel,” Harris notes. “It’s a little oasis in the middle of the city.”

Bend has long attracted visitors and residents with an affinity for outdoor recreation—mountain biking, hiking, skiing, whitewater rafting, and exploring caves.

“It’s like the ideal life,” Harris says. “We get 300-plus days of sunshine. But 20 minutes up the street, you’re skiing in the mountains in the winter.”
