‘The heart of Newport’ | City leaders look to preserve history of Monmouth Street as redevelopment looms

NEWPORT, Ky. — The Newport Historic Preservation Commission is proposing a new historical overlay for Monmouth Street that would reinforce existing guidelines for how businesses can be renovated, replaced, or changed — based on their historical value.

Newport city commissioner Mike Radwanski said the effort is rooted in a broader question facing the city.

“How do we want to preserve some of that past and what is the right fit for that?” Radwanski said.

Newport neighbor Brian Malone, who has helped perform historical restorations of properties across Newport, said he supports the proposal.

“I’m really excited about the possibility of a local historic district here in Monmouth Street. Monmouth Street is kind of like the heart of Newport. It’s our main street,” Malone said.

Malone said his personal investment in Newport’s preservation runs deep.

“Restored a house, another house in the East Row, and then a commercial property in another residence on the west side of Newport, which is now a new local historic district as well,” Malone told WCPO Friday. “So we felt proud to be able to contribute to that effort as well.”

However, a handful of business owners voiced concerns at Wednesday night’s Historical Preservation Committee meeting, particularly about the potential impact on property taxes.

Former Newport mayor Jerry Peluso, owner of Peluso’s Market, raised concerns about how it could affect property taxes.

“(In) my experience, after a neighborhood has been in the historic district, after it’s been voted on 3 to 4 years past that, assessments start to creep up,” Peluso said. “And I’m not talking about the standard 8%.”

Jeff Schlosser, owner of Schlosser Gunsmithing Co., echoed those concerns.

“When I hear a whole bunch of vacancies on Monmouth Street, there’s a cost involved in this overlay,” Schlosser said. “I think that’s going to have a negative impact on getting those vacancies filled. I recognize it could help.”

The Historic Preservation Commission is now collecting public feedback before determining how to move forward.

“I know that they do good work and I fully entrust that they will do the right thing for our constituents,” Radwanski said.

Grading Georgia Football’s Performance vs. Western Kentucky

The Georgia Bulldogs just beat Western Kentucky 70-20 on Saturday. This comes a week after beating Tennessee State 63-3. The Dawgs are off to a historic start in terms of points scored and margin of victory. Georgia scored on offense, defense and special teams this weekend. Let’s grade the Dawgs.

Offense: A

Last week, we broke this down between starters and reserves. Let’s keep it simpler. Georgia was up 42-0 in the middle of the second quarter. Gunner Stockton played six drives and, like last week, Georgia scored a touchdown on every single drive that he has played. Georgia has been extremely efficient on that side of the ball.

There was a noticeable drop off when the second unit started to rope in, but this is a case where you can cut them a break. There was a downpour of rain that the starters did not experience, and it was clear that the plan was to chew the clock and get out of the game once the reserves were in.

Defense: B+

Just like with the offense, we are going to keep it simpler and just grade the unit as a whole. The starters, like their offensive counterpart, played about as close to lights out as you can get. Second string players were subbing in by the time points were allowed to Western Kentucky.

The reserves allowed Western Kentucky to put 20 points on the board and let them get into the end zone twice, so there is a knock there. The B+ was earned because of the defensive touchdowns. That was worth a half-grade bump.

Special Teams: A+

There were no special teams blunders this week. In fact, the Dawgs excelled in this phase of football on Saturday. Linebacker AJ Kruah forced a fumble on the opening kickoff. Georgia recovered it and the offense was able to get the football right away inside the redzone.

True freshman defensive back Tyriq Green took a 91-yard kickoff return to the house in the second half. It was the first time that a Georgia player returned a kick for a touchdown since 2016. In addition to this all kicks were made on Saturday. Between scoring and forcing a turnover on special teams, this will be a difficult performance for the Dawgs to top this season, earning a rare A+.

Aggies open as two-TD favorites vs. Kentucky

Texas A&M added another win to the record with the 48-20 victory over Arizona State at Kyle Field. Now, the Aggies head into conference play as Mike Elko’s squad welcomes the Kentucky Wildcats to College Station to open the SEC slate. Per FanDuel, Texas A&M is a 14.5-point favorite in the SEC opener against the Wildcats. The over/under is set at 48.5.

Kentucky is 1-1 on the young season, opening the year with a win over Youngstown State before falling to Alabama 45-17 yesterday in the first conference game for the Cats. Kentucky is in the first year of Will Stein’s tenure as head coach after parting ways with Mark Stoops at the end of the 2025 season. Texas A&M and Kentucky have met just three times in the history of the programs, with the Aggies holding a 2-1 lead. The most recent contest between the two came back in 2018 when the Aggies beat Kentucky at Kyle Field in an overtime thriller.

While the final score against Arizona State looks good, Texas A&M’s contest against the Sun Devils still showcased many of the fears the 12th Man had with this offense heading into the season. The Aggies were boosted by four Arizona State turnovers, including two pick-sixes. Texas A&M will need to pick up the offensive efforts dramatically if they want to compete in the SEC this season.

That starts against Kentucky on Saturday.
