A Dallas developer plans to contribute to the rapid growth of Royse City with a large development that will bring about 1,500 single-family homes and townhomes.
S2 Land Development LLC purchased 408 acres of land on the north side of Royse City as a 575-acre community about 1,200 homes and 300 townhomes, plus retail and commercial space, according to Dallas-based brokerage CBRE Group.
The development, called Clearview Ranch, will be on the southeast corner of FM1777 and CR677.
The homes will have deeper-than-average lot sizes for more outdoor space, according to CBRE. Construction will begin in the late summer of this year and the first phase of homes will open for sales at the start of 2025.
“We hope Clearview Ranch is an example where a developer can bring larger premium lots to the market at competitive prices,” Justin Christ, president of S2 Land Development, said in a statement.
The project adds to the thousands of homes planned for the fast-growing city about 30 miles northeast of Dallas. Royse City’s population has grown dramatically since 2000, going from about 3,000 residents to about 16,000 in 2021, according to U.S. Census estimates.
“Housing in Royse City continues to be in high demand, and this is just the tip of the iceberg as more retail and commercial developers begin to follow the residential growth we’ve been seeing right now,” said CBRE’s Carter Kendall, who represented the seller, KCH Homes.
